Events at Lundies House

The original steadings have been sympathetically extended to form the sheltered courtyard at the heart of the Lundies’ outdoor space.

The Steadings

Set amongst native birch and woodland flowers, a statement iron Feuerring fire pit takes centre-stage of the original steadings. The Feuerring serves as central gathering point to come together and enjoy seasonal cocktails before dinner, or make the most of the afternoon sun with a good book.

The courtyard has a lively, almost Mediterranean feel, especially during our northern long summer evenings.  Throughout the the milder months, dinner may be cooked on the Feuerring or Green Egg barbecue and hosted outside, in the adjacent heated outdoor dining area.  When the nights are still a little chilly, the fire pit offers the chance to make the most of being outside, akin to a welcoming camp fire.

The Hayloft

A secluded escape and a cosy little hideaway for couples, or a creative escape for solo guests.

Your Space

The Hayloft includes a large double bedroom, sitting area, small kitchen for snacks and a shower room. This room can be offered as a double or a twin room. We are happy to help with your requirements.

Our Food

The farm office at Killiehuntly plays host to a little shop, where you can find curated food provisions as well as local spirits and beers to enjoy during your stay with us.

When booked as a hotel room, breakfast and a hearty supper is included in the nightly room rate and served in the Farmhouse, just a short walk away.

When the Hayloft is booked as a self-catering retreat we include a lovely hamper of essentials and local treats.

Things to do

The bothy is a wonderfully simple space to base yourself as you explore the Highlands.

From the Hayloft wander forest paths, cycle into the Cairngorms or dip into clear river pools. Nearby cafés, farm shops and gentle hill trails offer easy days out, while our team can guide you to favourite wild-swimming spots and quiet places to pause.

How many guests does The Hayloft sleep? +

The Hayloft offers plenty of space for up to two guests, with the bedroom configured as either a double or a twin room.

The Hayloft is dog friendly – please do let us know in advance if you plan on bringing your dog to stay.

What is included in my stay at The Hayloft? +

The Hayloft can be booked as a hotel stay, with all breakfast and dinner being served in Killiehuntly Farmhouse.

It can also be booked as a self-catering retreat, allowing you to use the Hayloft’s small kitchen to prepare meals or visit some of the local places to shop and eat in nearby Kingussie or Aviemore. Self-catering guests receive a lovely welcome pantry of essentials and treats.

Can I bring my pets for my stay? +

The Hayloft is dog friendly, both as a hotel room and as self-catering cottage.

 

Please do inform in advance us should you wish to bring your dog.

Strathmore Lodge is a self-catering cottage for up to six people in two double rooms and one twin room. The kitchen has a Raeburn stove and there’s a cosy living space with a log burning fire.

Our Rooms

Carefully-restored original details anchor the house in a feeling of timeless Scottish tradition. The addition of iconic Scandinavian design pieces brings a modern take on the manse’s heritage, creating a harmonious marriage of Scandinavian and Scottish creative talent. Work from eminent Danish artists such as Trine Søndergaard and Peter Blonde sit alongside bespoke furniture and cabinetry from Scottish makers.

Shared spaces

The shared lounge and study spaces have a comforting homely feel, bringing people together over drinks and warming log fires. The Lundies kitchen is very much the beating heart of the house, a convergence point to meet over coffee, while the chefs prepare the day’s menu.

Shona Room

Located upstairs, Shona is a spacious, elegant room with calming tones, original features and wide views towards the mountains and Castle Bharrich. A deep freestanding bath and light-filled ensuite create a quiet sense of luxury, while the king bed, also available as a twin, invites slow, restorative mornings.

Flora Room

Flora is a loft-like sanctuary spanning the entire top floor, wrapped in original panelling and traditional charm. A snug double bedroom, serene bathroom with a picture-framed view of Castle Varrich, and an atmospheric green-toned lounge create a cocoon of calm. Period details blend with contemporary Danish design, forming a tranquil, beautifully layered retreat.

Isla Room

Isla is an artful, uplifting room with soft earthy tones and a window seat overlooking Ben Hope. Vintage pieces bring character, while double doors reveal a romantic ensuite adorned with Claire Basler’s blush-toned mural. A claw-foot tub, twin sinks and a marble walk-in shower make the space deeply restorative.

Gwendolyn Room

Gwendolyn is an intimate hideaway where the freestanding bathtub by the window immediately sets a soothing tone. The open-plan layout includes a cosy seating nook and a sumptuous king bed draped in soft linens and wool. Steps lead to a marble ensuite lit by a skylight, offering a tranquil space to unwind.

Lundies Studios

The Lundies studios sit within the restored steadings, each with a calm, contemporary loft feel. Oak walls, exposed brick and Crittall windows create a warm, modern simplicity, while double-height ceilings invite space to read, work or stretch. Underfloor heating softens polished concrete floors, and each studio includes a king bed, open shower room and views across the courtyard.

Lundies Bothan

Lundies Bothan is a warm, self-catering apartment designed for easy living with family or friends. An open-plan ground floor brings together a simple oak-lined kitchen, velvet sofas and a gently contemporary aesthetic. Upstairs, a double box-bed room and twin under the eaves provide snug sleeping spaces. With direct access to the courtyard and the option to dine at Lundies or barbecue under the stars, it’s a relaxed, versatile base – and dogs are warmly welcomed.

The Boathouse

Carved in the shape of a boat’s hull and moored in the shallows of Loch Ness, our Boathouse is a wonderfully unique space for spontaneous gatherings and special occasions.

Factors Cottage

A charming Highland home located at the heart of Aldourie Estate, Factor’s Cottage is deeply rooted in the history of the land. Once the home of the estate’s factor, the cottage has been beautifully restored, creating spacious, self-catering accommodation for up to six guests.

Your Space

Surrounded by sweeping estate grounds, the cottage offers three calm and comfortable double bedrooms, a spacious living area and an open-plan kitchen designed for slow, easy living. Light filters in through the trees, giving each space a quiet sense of retreat.

After a day roaming the hills, settle by the wood stove as the room fills with gentle warmth. With generous seating and a relaxed, lived-in comfort, the living room becomes a natural gathering place to unwind and share the moments that shaped the day.

Each bedroom has views across the woodland and surrounding grounds. The master includes its own en-suite shower room, while a thoughtfully-finished house bathroom, decorated with hand-printed wallpaper, offers a peaceful space to rest and restore after time outdoors.

Food for the soul

Sip coffee on the doorstep, soaking up the morning sun, or spend long evenings enjoying fresh, local produce prepared on the barbecue.

Filled with natural light, the kitchen is fully-equipped with everything you need for slow breakfasts or whipping up an evening feast. The wide table is perfect for laying out the morning papers, or a spot of remote working before heading out to discover the local area.

Following long days of adventures, our chefs can also deliver a beautiful prepared cottage supper – ready to warm and enjoy whenever you’re ready.

Unique experiences & activities

At Factors Cottage, the surrounding grounds become part of the stay. Guests can arrange a quiet woodland table experience, beginning with a gentle walk through the estate to gather seasonal herbs or flowers for the table. A simple, beautifully prepared meal is then served outdoors or in the cottage’s warm kitchen dining space, shaped by produce from Aldourie’s gardens and the rhythms of the landscape. It is a calm, thoughtful way to settle into the estate and savour its peaceful character.

Cottage Details +

Factor’s Cottage sleeps 6 guests across three double bedrooms, one of which can be twinned. The primary bedroom has an ensuite shower room, there is also a family bathroom and further WC. There is an open plan kitchen and dining room, with separate sitting room. Both rooms have log burning stoves. Outdoors there is private parking and a private garden with outdoor furniture.

What’s included in the cottage? +

In the cottage you’ll find:

 

Plenty of logs, firelights, kindling and matches.

 

Basic kitchen provisions of toilet paper, washing powder, dishwasher tablets and soap will be in your cottage for arrival as well as some larder provisions to get you started – tea, coffee, milk, bread, jam, yoghurt, oil, salt and pepper – plus a BBQ for outdoor cooking. There is a coffee machine with coffee pods.

 

All bedlinen and towels are included, plus rather lovely toiletries including shower wash, shampoo, conditioner and body lotion.

 

There is a laundry area with washer/dryer, iron and ironing board – plus laundry detergent.

 

Cots are available on request for wee ones.

 

E-bikes are also available to hire on request.
